What Can You Do to Prepare a Home for Showing?
Your clients just made one of the most difficult decisions of their life – deciding to sell their home. This process won’t be easy to get it show ready because your clients are emotionally attached to their home being just that – theirs. You want to get your clients top dollar amount in the shortest time frame while investing little to nothing. In order to accomplish this goal, you have to be creative to impress buyers and be sensitive to your sellers.
Home showings are an important part of the home selling process. It allows buyers to decide if they can see themselves merging their life with this new home. If the home is not in pristine condition or has too many personal items, that can be a major turn off for buyers. We’re here to help you get to the perfect balance of “homey” and ‘move in ready.”
Assess
Homeowners need an extra set of eyes to help them asses their home and make a list of tasks that need to be accomplished before the home showing. People who are in the same space daily may over look things that buyers would notice immediately. A fresh perspective can offer up suggestions for improvement.
Clean & Repair
Explain to the homeowners that there will be a constant flow of guests coming with a critical eye. Ensure the home is sparkling and spotless because first impressions matter. That means if something needs to be repaired, it’s better to spend now instead of losing money during negotiations.
Declutter
Remove items that are not necessities. This will give a spacious and roomy impression – which is always an advantage. Do not hide it all in an overflowing closet because potential buyers tend to check all the nooks and crannies when inspecting a potential home.
Stage
You have one shot to impress potential buyers so the interior and exterior of the home need to be as visually appealing as possible. Assure the homeowners that a neutral taste in decor is beneficial in order to appeal to the majority of visitors. One last thing to remember is that pets may be adorable, but try and keep them out of the home during viewings. Pet allergies are common so their scents will need to be eliminated so people won’t be turned off of the home due to allergic reactions.
